CANCELLATION POLICY BY HALO LIVING

If the Cottage Property is for any reason not rentable prior to commencement of the Rental Period then the Guest Agreement will be null and
void and all Advance Deposits will be refunded to the Guest’s credit card within 7 days of cancellation. No additional refund or damages will
be paid to the Guest or Guests.
Halo Living is entitled to treat the rental booking as cancelled if guest gives written notice of cancellation or if guest fails to pay in full the
deposit or balance of rent prior to start of rental. If cancelled for above reasons Halo may re-book the property for the same period to a new
guest.

CANCELLATION POLICY BY RENTAL GUEST

Guests may cancel the agreement before150 days prior to the start of the rental period, the deposit will be returned less a fee of $2000 per
week of reservation if rental is under $20,000 per week. For rentals at $20,000 and over, the cancellation fee is $4000/week of rental. If the
Guest cancels the agreement 61 to 149 days prior to the start of the rental all deposits will be forfeited. If the Guest cancels the agreement
less than 60 days before the start of the rental agreement the Guest is responsible for the full amount of the rent and is not entitled to any
refund.

DEPOSIT POLICY

50% of Rental Amount is due at time of booking. If your rental’s arrival date is greater than 6 months, then 25% is due upon booking and
25% is due 6 months prior to the commencement of the rental. Balance of payment is due 60 days prior to arrival.

APPLICABLE TAXES – FOR GUESTS

As of July 1st, 2021 The Government introduced a Digital Economy Fee or HST booking fee (13%) to be charged to the guest if booking is
over 29 days. HST is charged on the service portion only. HST # 82227 5848 RT 0001
Halo Living is required to charge and collect as a supplier of short-term accommodation the HST on rentals over 29 days in length.

OTHER FEES

(Credit Card payments are processed through Moneris (An RBC owned Company)
Visa/MC Transaction Fee – 3.00%
Amex Transaction Fee – 3.80%
Wire Transfer Fees – $17.00

SECURITY DEPOSITS

Refundable security deposit per week of rental to be determined for each rental to be set by Halo Living and agreed to by owner. It is
charged to the rental guests credit card as a hold for each rental period

ADDITIONAL CHARGES FOR OWNER

– Turn over cleaning fee between rental guests (To be determined and communicated to the owner based on size of property and number of
cleaning hours required) hourly rate of $40.00/hour
– White Linen Service – If owner participates it is $150.00 for each rental week
– Barbecue – Guests will generally use the barbecue. As part of our turn over clean we will burn residual food from grill and wipe the outside
after use. Please be advised that we will not be deep cleaning the barbecue after each rental. If requested by owner Halo will arrange at an
additional cost.

ADDITIONAL CHARGES FOR OWNER

– Surplus garbage removal over 3 bags per week allowance – $75.00 per trip
-Additional cleaning over and above hours included in the rental charged at $40.00/hourly
– Concierge services provided by Halo to be charged to guest
– It is stipulated in the guest agreement the maximum number of guests allowed to overnight during the rental term. Any additional guests
that are not authorized to overnight will be asked to vacate immediately.
